1. Acceptance of Terms
By accessing or using the website miamishortrental.com (the “Site”) or booking a property through Miami Short Rental LLC (“we,” “us,” or “our”), you agree to comply with and be bound by these Terms of Service (“Terms”). If you do not agree, please do not use our Site or Services.
2. Description of Service
Miami Short Rental LLC provides vacation rental management services, connecting guests with fully furnished apartments in the Miami area (the “Services”). Availability, amenities, and rates vary by property. All listings are offered subject to availability and confirmation at the time of booking.
3. Eligibility
Guests must be at least 18 years old and legally capable of entering into a binding contract. By booking, you confirm that all information provided is accurate, truthful, and lawful.
4. Reservations and Payments
Payment is due at the time of booking unless otherwise stated.
- Accepted methods: credit cards (Visa, MasterCard, American Express) and PayPal, processed securely by Miami Short Rental LLC.
- All prices are in U.S. Dollars (USD).
- Final cleaning is included; resort fees or parking charges may apply depending on the property.
All personal and payment data are handled in accordance with our Privacy Policy.
5. Cancellation Policy
- 30+ days before check-in → 100% refund
- 14–30 days before check-in → 50% refund
- Less than 14 days or no-show → non-refundable
No refunds will be issued after check-in for shortened stays or weather-related changes once the stay has begun.
6. Check-in and Check-out
Standard check-in time: 3:00 PM · Check-out time: 12:00 PM (noon). Early check-in or late check-out requests are subject to approval, availability, and may incur additional fees.
7. Guest Responsibilities
- Occupancy is limited to the number stated in your reservation.
- No parties, subleasing, or events are allowed.
- Quiet hours are observed from 11:00 PM to 8:00 AM.
- Smoking or vaping is prohibited inside all properties.
8. Pets
Pets are not permitted unless they are certified service animals as required by applicable law.
9. Security Deposit and Damages
A refundable security deposit may apply. Any damage beyond normal wear and tear will be charged to the guest’s payment method on file. Excessive cleaning or violations of house rules may result in additional charges.
10. Access and Inspections
With reasonable notice—or immediately in case of emergency—Miami Short Rental LLC or authorized personnel may enter the property for maintenance, repairs, compliance checks, or inspections.
11. Limitation of Liability
Miami Short Rental LLC shall not be held liable for indirect, incidental, or consequential damages arising from your stay or inability to use the property. You agree to indemnify and hold harmless the company from any claims, damages, or losses related to your use of the property, except in cases of gross negligence or willful misconduct.
12. Governing Law
These Terms are governed by and construed in accordance with the laws of the State of Florida. Venue and jurisdiction shall lie exclusively in Miami-Dade County, Florida.
13. Entire Agreement
These Terms, together with our Privacy Policy and Short-Term Rental Agreement, constitute the entire agreement between you and Miami Short Rental LLC regarding your use of our Services and properties. If any provision is deemed invalid, the remaining terms shall remain in full effect.
By using our Site or completing a reservation, you acknowledge and accept these Terms of Service.
