By confirming a reservation or entering the property, the guest (“Guest” or “Tenant”) agrees to this Agreement with Miami Short Rental LLC (“Landlord”, “we”, “us”). This one-page version consolidates all key terms.
Fully furnished vacation apartment in Miami-Dade/Broward (exact unit per confirmation). Transient occupancy for vacation or business travel only; not a residential lease. Guest must follow building/HOA rules and all laws.
Check-in: 3:00 PM · Check-out: 12:00 PM (noon). Early check-in/late check-out depend on availability and may have a fee.
Personal and payment data are handled per our Privacy Policy.
No refunds after check-in for shortened stays, travel changes, or weather.
A refundable deposit may be required for certain units/dates. After check-out, it is returned minus any charges for damage, excessive cleaning, missing items, HOA fines, or rule violations. Guest is responsible for intentional/negligent damage.
Not automatically included. Some buildings offer on-site or valet parking (fee) or nearby public options. See your listing/confirmation for current availability and rates.
Keep the unit tidy and report issues promptly. We aim to address maintenance as quickly as possible. Leave the unit in “ready-to-rent” condition (normal wear accepted).
Some buildings require guest registration and valid ID to issue access passes. Where required, we may share guest names/IDs with the HOA or building management for safety/compliance (see Privacy Policy).
With reasonable notice—or immediately in emergencies—management or authorized personnel may access the unit for repairs, maintenance, safety, compliance checks, or showings if listed for sale.
Any illegal, disruptive, or unsafe activity (including drug use, harassment, or HOA rule violations) may result in immediate eviction without refund.
Guest agrees to indemnify and hold harmless Miami Short Rental LLC from injury, loss, or damage arising from the stay, except as caused by our gross negligence or willful misconduct. Our insurance does not cover guest belongings or trip interruptions—we recommend travel insurance (personal property, medical, cancellations, delays). We are not liable for events beyond our control (e.g., extreme weather, building outages, strikes, governmental actions).
Items left behind are kept up to six (6) months. Unclaimed items may be discarded or donated. Condition and shipping are not guaranteed.
Florida law governs. Venue/jurisdiction: Miami-Dade County, Florida. This Agreement is part of and should be read with our Terms of Service and Privacy Policy. If any provision is invalid, the remainder stays in force.
By completing a reservation or entering the property, you acknowledge and accept this Short-Term Rental Agreement.
